Pre-showing checklist
Since many buyers are unable to overcome a poor first impression, it is our job to create a good first impression that will last and lead to an offer. By following these relatively simple tips, you'll feel proud of your home and potential purchasers are sure to appreciate its beauty.
Creating a good first impression:
• Keep driveway clear of toys, bicycles, vehicles, garbage cans, snow, ice, etc.
• Open curtains and shades, turn on all lights to brighten up the home
• Ensure that every room is tidy, free of clutter and well aired
• Make sure entrance, foyer and stairways are free of clutter
• Clean the counters, kitchen sink and appliances
• Remove clutter from counter-tops and coffee tables
• Empty dishwasher, put dishes away, and put out clean towels.
• Make sure the bathrooms are extra clean
• Make all beds and tidy up the closets
• Clean the laundry area
• Ensure daily clutter has been put away(car keys, mail, TV remote controls, etc.)
• Turn off TVs and radios
• Clean the fireplace, remove clutter from the mantle
• Clean the garage/work areas
• Cut the lawn, weed and trim the yard, flower beds, hedges and garden
• Clean the windows
• Repair leaky faucets and showerheads
• Repair or install handrails
• Put away money, jewellery and small valuables in plain sight during a showing
• Use finishing touches like fresh flowers and candles.
Valuable Tips:
• As a courtesy to buyers, leave the house while the realtor is conducting a showing.
• Keep pets out of the way – preferably out of your house during the showing;• Ensure that all door hardware (locks, handles, knobs) function properly
• Do try to "assist" the showing agent. Trust them to do their job.
• Only allow prospects that are accompanied by an agent to view your home
